    大户型与小户型的关系包含着社会对效率和公平的取舍。二者的矛盾也在一定程度上测量出了企业利益最大化与社会福利最大化的距离。对开发商来说，针对高收入人群的大户型利润更加丰厚，尤其是地理位置较为优越的地段，建设大户型更像是资源的优化配置。但毫无疑问，大户型的建设意味着同样的土地面积能够满足的安家需求越少，大量瞄准小户型的中低收入人群只能望房兴叹。

    It is a trade-off between social equity and efficiency to choose between large-sized units and small-sized units. The contradiction between the two, to some degree, is a measurement of the difference between maximization an enterprise’s interests and the maximization of social welfare. To the developers, it is an optimal allocation of resources to build large-sized units, particularly at the superior location, targeting high-income clientele. However, the same land could serve more households if small-sized units were built on it. There is no doubt that to build more large-sized units means that there will be less land resources of similar condition to serve the the mid-to-low income group,who can only afford small-sized units. This group of people can only hope nothing.

    英语就基本上是这样了。但是想提醒楼主一下，并不是只有户型大小能决定企业利益或者社会利益。更重要的是开发密度，或者说容积率。

    The relationship between luxury residence and economy residence contains the problem of accepting and refusing for the whole society between efficiency and fairness .The conflict between them partly measure the distance between maximazation of business profit and maximazation of social welfare .Developers can Optimize the allocation of resources ,therefore,abtain higher profit by constructing luxury residence whose optional owner are people with higher income ,especailly in places which are featured Superior geographic position . No wonder that the construction of luxury residence means meeting less requirement of settling down within the same area of land ,which make the people in the low and middle brackets do nothing but to feel powerless

To the developers for high-income groups of large units more lucrative profits, especially in the more advantageous geographical location of the lot and build large units are more like the optimal allocation of resources. There is no doubt that the large size means that the building of the same land area to meet the needs of the less settled down, targeting a large number of small units in the low-income people can only hope that they can not afford housing.
